Please read these Terms and Conditions (“Agreement”) carefully before using the services provided by Blackwell STR. This Agreement sets forth the legally binding terms and conditions for your stay at a Blackwell STR property.
1. Booking Policy
a. Reservations can be made through the Blackwell STR website or other approved booking platforms. However, we encourage you to book directly using this website.
b. A valid credit card is required to secure a reservation.
c. The total cost of the reservation, including any applicable fees and taxes, will be charged to the provided credit card at the time of booking.
d. By making a reservation, you authorize Blackwell STR to charge the provided credit card for the total reservation cost.
e. All reservations are subject to availability and confirmation by Blackwell STR.
f. Blackwell STR reserves the right to refuse or cancel any reservation at its discretion, with a full refund provided in such cases.
g. The maximum occupancy of each property is clearly stated on each listing. Exceeding the maximum occupancy may result in additional charges or termination of the stay without refund.
2. Check-in and Check-out Times
a. Check-in time is at 3:00 pm on the scheduled arrival date.
b. Check-out time is at 11:00 am on the scheduled departure date.
c. Early check-in or late check-out may be available upon request, subject to availability and additional charges.
3. Smoking Policy
Smoking is strictly prohibited inside all Blackwell STR properties. Smoking is only permitted in designated outdoor areas, if available. Violation of this policy may result in additional cleaning fees and potential eviction.
4. Parties and Events
Parties, gatherings, and events are not allowed at any Blackwell STR property without prior written consent from Blackwell STR. Any unauthorized parties or events may result in immediate eviction without refund.
5. Pets
a. Pets are allowed at certain Blackwell STR properties, subject to specific property rules and restrictions.
b. Guests bringing pets must adhere to the following guidelines:
i. Pets are not allowed on furniture or beds.
ii. Guests must provide their own pet bedding and ensure that pets are comfortable in designated pet areas.
iii. Guests must clean up after their pets and dispose of waste appropriately.
iv. Any damage caused by pets will be the responsibility of the guest and may result in additional charges.
v. Guests must comply with any additional pet-related rules and restrictions provided by Blackwell STR.
6. Additional Rules and Guidelines
a. Quiet hours are in effect from 10:00 pm to 6:00 am. During this time, guests are expected to keep noise levels to a minimum, respecting the comfort and privacy of other residents or neighbors.
b. Shoes are not allowed inside the property. A designated sitting area near the front door is provided for storing shoes.
c. Guests must comply with all local laws, regulations, and homeowner association rules applicable to the property.
d. Guests are responsible for any damages caused to the property or its contents during their stay and may be charged for repairs or replacements.
7. Cancellation Policy
a. Guests may cancel their reservation and receive a full refund if the cancellation is made up to 14 days before the scheduled arrival date.
b. A 50% refund will be provided for cancellations made up to 7 days before the scheduled arrival date.
c. No refunds will be provided for cancellations made within 7 days of the scheduled arrival date.
8. Liability and Damages
a. Blackwell STR and its affiliates shall not be liable for any injuries, accidents, losses, damages, or thefts that occur during your stay.
b. Guests are responsible for their personal belongings and are encouraged to secure valuable items.
c. Guests agree to indemnify and hold Blackwell STR harmless against any claims, costs, damages, or liabilities arising out of their stay or violation of these terms and conditions.
9. Termination of Stay
Blackwell STR reserves the right to terminate the stay of any guest who violates these terms and conditions, engages in illegal activities, or causes disruption or damage to the property or its occupants. In such cases, no refunds will be provided.
10. Governing Law and Jurisdiction
This Agreement shall be governed by and construed in accordance with the laws of the jurisdiction where the Blackwell STR property is located. Any disputes arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts in that jurisdiction.
By using the services provided by Blackwell STR or staying at a Blackwell STR property, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
